Bays West stage one rezoning finalised

The revival of Sydney’s Bays West precinct is a step closer, with the rezoning package for stage one given the green light for the area’s long-awaited transformation.

Minister for Infrastructure, Cities and Active Transport Rob Stokes said the rezoning approval allows for five hectares of new public open spaces, a new waterfront park, area for retail and employment uses, up to 250 dwellings, the revitalisation of the heritage-listed White Bay Power Station and creation of 5,400 jobs.

“This is Sydney’s biggest urban renewal project since Barangaroo and our vision will build on the natural, cultural, maritime and industrial heritage of the site to create an incredible sustainable precinct on the harbour,” Mr Stokes said.

“Bays West has been off-limits to the general public for more than a century, but our vision will see it connected to a world-class Metro line, and to one of the world’s most iconic waterfront walks stretching through Wolloomoolloo, Circular Quay, Sydney CBD Barangaroo, Pyrmont and right round to Rozelle.

“This first stage will be the commercial centre of the Bays West precinct, with buildings ranging from four to 25 storeys and focusing on commercial, retail and community uses like a library, theatre and indoor recreation.”

Placemaking NSW Chief Executive Anita Mitchell said the rezoning finalisation allows for development plans to be progressed on sites in the Stage 1 area.

“Bays West will play an important role in the continued growth and economic success of Sydney in the next 20 years, supporting affordable and diverse housing, employment, cultural/community uses, entertainment and hospitality businesses, alongside the working harbour areas,” Ms Mitchell said.

Master planning and rezoning for the remaining stages of Bays West will be progressed and exhibited as renewal of the wider precinct continues.
